What is Sealcoating?

Sealcoating is the process of applying a protective layer of sealant to asphalt surfaces such as driveways, pathways, and parking lots. Our Eco-Amigo Sealant acts as a barrier, preventing water, oil, and UV rays from penetrating the surface and causing damage. It not only restores the original black color of the asphalt but also enhances its durability and longevity.

THE PROCESS

  • Preparation: Trim, Clean, and Edge

    We'll start, where appropriate, by trimming any grassy edges, removing the grass and dirt, allowing us to seal the edges of your driveway where deterioration usually starts...excess material will wash away with several rain storms.

  • Thorough Cleaning: Brushes, Brooms, Blowers

    Next, we'll thoroughly clean your driveway using a combination of wire brushes, power brooms or power blowers. Cracks and joints will be cleaned as required.

  • Special Treatment: Primer for Adhesion

    Oil spots etc., will be treated with special primers, to ensure proper adhesion of the sealer and also to rid the asphalt of substances that severely damage it.

  • Repair and Stabilization: Alligatored Areas

    If necessary, heavily alligatored areas will be double sealcoated or treated with a special, extra thick material to help cover and stabilize base failure areas of your asphalt. While not a guaranteed, permanent solution, it is a time buying procedure.

  • Hot Crack Filling: Structural Repair

    Structural cracks are filled with a hot rubberized material and the excess is squeegeed off. The cracks are then covered with a fine sand like material to prevent tracking. Please note that while we do the best possible hot crack filling, stress imposed on your driveway (weather, heavy equipment, etc.) may cause the cracks to reopen and/or migrate. We recommend an annual inspection and touch-up as required between full sealcoating services. There may be a nominal charge for this service.

  • Sealant Application: EcoAmigo Sealer

    All asphalt surfaces are sealed using our proprietary EcoAmigo asphalt sealer. It will penetrate the surface and replenish the oils necessary to keep the pavement flexible. The sealer also protects against the sun's ultraviolet light, freeze, thaw, oil, gas and road salt. An MSDS sheet is available upon request.

  • Barricading for Drying: Safety Measures

    We barricade your driveway with banner tape for 24-48 hours.
